What to check with your local authority before ordering a container home, and which documents we can provide for your application.

Check before you order

Approval rules for modular and container buildings vary by country, region and municipality. The safest order is: confirm what's allowed, then order. A short meeting or email with your local planning or building office can save months.

Questions to ask your local authority

  1. Is a dwelling, second unit, rental cabin or business building allowed on this land?
  2. Which building code applies, and does it treat modular buildings differently?
  3. What are the setback, height and footprint limits?
  4. What foundation is required for this type of building?
  5. What inspections are needed, and at which stages?
  6. What do power, water and wastewater connections require?
  7. Are there rules on exterior materials or colours?

What we can provide

We provide drawings to support your application, including:

  • Floor plan and elevations
  • Foundation drawing showing support points
  • Specification of structure, insulation and finishes
  • Electrical and plumbing layouts

Some authorities ask for documents stamped by a locally registered engineer or architect. In that case, your local professional uses our drawings as the basis for their submission.

Adapting to local standards

We can adapt voltage, plugs, breakers and plumbing fittings to your local standard, and specify insulation for your climate. List any specific code requirements when you ask for a quote so they're included in the drawings.

A note on responsibility

We are not able to confirm whether a building will be approved in your area. Please confirm requirements with your local authority before ordering.
