Container homefoundations.

Piers, slab or screw piles: how each foundation works, where it fits and what your contractor needs to prepare before delivery day.

Why the foundation matters

A container home is strong and rigid, but it still needs firm, level support. A good foundation keeps the unit level so doors and windows close properly, lifts it clear of ground moisture, and ties it down against wind.

With every order we send a foundation drawing showing where the unit's base frame needs support. A local engineer or contractor turns it into a design for your soil and climate.

The three common options

FoundationHow it worksGood forWatch out for
Concrete piersConcrete pads or columns under the corners and along the base frameMost sites; slopes; keeping the ground mostly naturalMust be accurately levelled and placed to the drawing
Concrete slabA continuous reinforced slab under the whole unitPermanent homes; soft or uneven soil; multi-module homesMore concrete and time; drainage around the slab
Screw pilesSteel piles screwed into the ground by machineFast installation; remote sites; minimal excavationNeeds suitable soil and a specialist installer

How to choose

  • Soil: ask a local engineer to assess bearing capacity and frost depth where it applies.
  • Slope: piers and screw piles handle slopes without large earthworks.
  • Permanence: a slab suits a permanent home; piers and piles make relocation easier.
  • Access: remote sites may favour screw piles over trucking in concrete.
  • Local rules: some permits specify the foundation type for dwellings.

Preparing for delivery day

  1. Build the foundation to the approved design and let concrete cure fully.
  2. Check levels across all support points before the unit arrives.
  3. Bring power, water and drainage to the connection points shown on our drawing.
  4. Clear a route for the truck and a level, firm area for the crane.
  5. Plan tie-downs and the gap under the unit for ventilation and pipe access.

Multi-module and two-story homes

Two-bedroom, three-bedroom and two-story homes are set as separate modules. The foundation must hold each module at exactly the same height so they can be joined and sealed. Two-story homes need supports designed for the stacked load.

Send us your engineer's foundation design and we'll check it against the unit drawings before production.
